Great Location

Conveniently located only 4 miles from Vilcabamba just off a major paved road, the Upstream Farm enjoys unusual privacy, thanks to its location on the far side of the Vilcabamba River that flows between our farm and the paved road.


Easy Access AND Great Privacy

Thanks to our newly constructed private small-vehicle bridge, completed in March of 2015, we now have easy private access into the Garden of Paradise.


Our new private bridge and the adjacent river ford are located next to the downstream edge of Lot 1. These connect the main paved road with our internal roadway that runs the length of the Garden of Paradise, allowing easy access to all lots within the Garden of Paradise.

Two Beautiful Valleys....Four remaining Lots for Sale

The Upstream Farm is comprised of 150 acres of land that are naturally divided into two lovely valleys each with a distinctive character.


Within its boundaries, the Upstream Farm has four already-subdivided and officially registered lots, each with beautiful views.


In addition to these four choice lots, we are now offering for sale, for the first time, the remaining land of the Upstream Farm - approximately 140 acres. Easy Access to Utilities

Electricity hookups come from electric poles along the paved road and are convenient for each lot we’re selling. Potable water can be gotten by putting in a well plus a filtration system or by buying a hook-up with the local private water company. Rainwater capture & storage during the rainy season is also recommended. Internet and telephone access are available.

Photo walk-through: the Upstream Farm


Lot 1 - about 4 acres, half flat land bordering the river and half on the hillside, with a very large flat building site on the hillside that overlooks the river & flat land. $155,000.


We begin our ‘photo walk’ in the first (upstream) valley at the far eastern edge of the Garden of Paradise. Through the mountain gap you see the mountains of the Podocarpus National Park, where the Vilcabamba River originates. This beautiful view is constantly changing throughout the day.

The eastern boundary of the Upstream Farm is the top of the ridge you see, mostly in shadow, on the left side of the photo below.

The two photos below show the good, flat agricultural land of Lot 1, about two acres total. (Another acre of this flat land lies just outside of Lot 1.)


Please note: Since the photos below were taken, we’ve cleared brush from the flat land in Lot 1 and will plant fruit trees and coffee bushes here in the late fall of 2015, just before the rainy season starts. We’re also reinforcing the river bank and leveling a very large building site (almost an acre) on the hillside of Lot 1 to overlook the fruit trees and the river. When done, we’ll post photos. The price of Lot 1 includes these major improvements.

The 3 photos below show some of the additional flat land outside of Lot 1 and, to the left, sloping hills begin to rise. These hills are similar to those on which we built our home and a large food forest on the Downstream Farm. (See Demonstrated Potential.)

The sloping hillside, shown below, is just north of the internal roadway. The slope is similar to the hillside on which we’ve planted our largest food forest - next to our house within the Downstream Farm. To see what’s possible to create on this type of slope, see Demonstrated Potential.

In the photo below, we’re nearing the top of the ridge that separates the two valleys in the Upstream Farm. The sloping hillside to the north (right) is wide and gentle - a great place for subdivide 3-4 additional homesites that will each enjoy privacy and beautiful views of the mountain gap (shown at the beginning of this series of photos). The slope has large, well-fertilized areas for food forests and gardens.


The upper portion of Lot 2 (already sold) is to the left of this roadway.

At the top of the ridge, we’re still heading west. The flat ridge top is quite wide.

Below, turning around to face east one last time, we take a final look at the gap where we started our photo walk. This view was shot near the top of the ridge.

Turning back toward the west again, we continue our walk, passing over the top of the ridge and descending into the second valley in the Upstream Farm, arriving at Lot 3. In the photo below, a tiny portion of Lot 3 is shown to our left as we descend along the internal roadway.

Lot 3 - just under 3 acres, gorgeous views, very large building site and gentle slopes with fertile soil. $150,000

This beautiful view, seen from the very large leveled building site of Lot 3, faces west and enjoys gorgeous sunsets. Below the building site is gently sloping hillside that’s great for gardens and food forests - well fertilized by cattle who’ve roamed here for decades.

The view below was shot from further down the gentle slope of Lot 3. This photo was taken from the internal roadway which you see on the lower right.

On the gentle slope of Lot 3, below the homesite, there’s a very large, almost flat, fertile area shown in the following three photos.

Lot 4 - About an acre and a half of flat land, riverfront. $85,000.


At the western side of Lot 3, immediately after the large flat area shown in the three photos above, a branch of the internal roadway drops down to Lot 4, next to the Vilcabamba River.

Lot 4 is almost all flat land, in a very private location which gives it a wonderful story-book feel. Although Lot 4 borders the river, it’s situated on land that is somewhat higher above the river. A small area of ‘sandy beach’, dotted with giant boulders, offers a tranquil meditation spot. The soil of Lot 4 is similar to that found on the sloping hillsides, fertilized by decades of grazing cattle.


Lot 4 has a large, fairly shallow indented area that could be turned into a natural fish pond or swimming hole. Perhaps a swimming pool? Or, if desired, it could be simply filled in, leveling the whole site.


Views toward the west are lovely. Lot 4 has several potential building sites for one or more houses or other out-buildings.

Lot 5 - approximately two acres with a wide flat field and lovely views, riverfront. $150,000


Walking back up from Lot 4 on the lower branch of the internal roadway, we now pick up our walk downstream. Passing through open land, we now glimpse the very uppermost part of Lot 5 in the photo below.

Looking back upstream from the upper part of Lot 5, we gaze out over the Vilcabamba River.

The view below was shot from the internal roadway on the upper part of Lot 5. Here we see the beautiful wide agricultural field of Lot 5 that borders the Vilcabamba River, lined with trees.

Below we see another view of the large open field of Lot 5, shot from the downstream end of the lot.

Conveniently located just 5 miles from Vilcabamba just off a major paved road, the Downstream Farm also enjoys great privacy, thanks to its location on the far side of the Vilcabamba River that flows between our farm and the road.

Lot 6 - 3/4 of an acre; great building site on a bluff with lovely views, some river frontage. --SOLD--


Lot Six is located on a bluff overlooking the Rio Vilcabamba, with lovely views of the river and mountains.

Lot 6 has a steeper slope at the back of the property than the other lots but there is a good building site, as well as areas for terraced hillside gardens.


This is a great place for someone who loves the sound of the river running past and wants a very private location for doing art, music, writing, meditation, etc.


As long as the purchaser agrees to grow things organically, we are also willing to offer the use of another flat agricultural area nearby for creating additional garden beds, if desired.

The upper field behind our house includes five lots, each somewhat over an acre in size. All have lovely views and relatively level land.


The area below them will be left in agriculture so as to protect the views from these lots in the future. The soil throughout the entire upper field area has been well-fertilized for many decades by cattle.

Lot 11

About 1.2 acres, gorgeous views of the valley ringed with mountains; level building site, plus other good sites to build - --SOLD--.


Lot 11 enjoys stunning views of the valley and of the picturesque village of Santorum to the south and southwest, with beautiful mountains beyond.


This panorama photo cannot do justice to the expansive feeling of the vista, a lovely view that is constantly changing during the course of the day as the sun travels across the sky. At night, the sky is filled with stars, while the field below flashes with fireflies all year round.

Located on rich agricultural land, Lot 11 has a gentle slope with a couple of areas that rise up suddenly and invite your creative design - perhaps a small waterfall splashing into a pool below?


Much of Lot 11 is currently covered with acacia trees, the same beautiful wood we used to create the lovely curvy railings around the terraces of our house and of Café Cosmos. Lot 11 is an excellent area for creating gardens and for growing a large food forest. The rich but somewhat rocky soil here is very similar to that in our already-developed gardens and food forests. In front of the acacia forest is a large grassy area on Lot 11, where we’ve leveled one potential building lot, shown below. This photo, shot on the leveled area, shows much of the building site, which can be easily enlarged.

Lot 13
One acre of very gently sloping & level land -several great sites to build; gorgeous views of valley & mountains & large level building site - $52,000

This panoramic view looks to the southwest from near the front of Lot 13.

Like all of the lots in the Upper Field, Lot 13 enjoys stunning views of the valley and the picturesque village of Santorum, with the mountains beyond.

Located on rich agricultural land, this lot has a gentle slope. Like Lot 11, much of Lot 13 is currently covered with acacia trees, the beautiful wood we used for our terrace railings.
